**Portman to Transform Alpharetta Office Campus into Mixed-Use Development**

One of the two office buildings at the Brookside office campus in Alpharetta will continue to serve as an office space, while the other is set to undergo a major transformation led by Atlanta-based developer Portman.

Originally developed in the late 1990s, the 150-acre Brookside office park has struggled with occupancy in recent years. In response, Portman is moving forward with a redevelopment plan to convert a portion of the site into a vibrant mixed-use district. The proposed project will include up to 60,000 square feet of retail space, 335 apartments, and 75 townhomes.

According to the Atlanta Business Chronicle, one of the existing office buildings—measuring 130,000 square feet—will retain its office function, though its first floor will be repositioned to accommodate retail uses. Rather than dividing the redevelopment among several companies, Portman will oversee both the residential and retail components of the project in-house.

Bridge Commercial Real Estate acquired the two Brookside properties in 2021 for $41 million. While the current purchase price has not been disclosed, Portman reportedly has the site under contract and intends to begin construction in 2026.
