**Dallas Retail Center Pepper Square to Be Transformed into Mixed-Use Development**
Dallas City Council has approved a zoning change for Pepper Square, an aging strip mall located at the southeast corner of Preston Road and Belt Line Road, paving the way for a major redevelopment of the site into a mixed-use project.
Henry S. Miller Company, one of Dallas-Fort Worth’s longest-standing commercial real estate firms, received the green light to transform the 198,000-square-foot shopping center into a modern development featuring a 12-story high-rise building. The new project will include nearly 1,000 apartment units and a minimum of 35,000 square feet of space dedicated to retail and personal services.
Built in the late 1970s, Pepper Square is currently about 70% leased, with major tenants such as Trader Joe’s, Hobby Lobby, and Pet Supplies Plus continuing to serve the local community.
This redevelopment initiative reflects the growing trend of transforming older retail spaces into vibrant mixed-use communities, aimed at accommodating the region’s demand for housing while retaining essential retail options.
