### Sam’s Club to Anchor New Baytown Shopping Center

Sam’s Club will be a key tenant in the upcoming **San Jacinto Marketplace**, a 550,000-square-foot shopping center featuring 10 anchor tenants that will occupy 75% of the total retail space. The development will also include restaurants, multitenant buildings, pad sites, one or two three-story apartment complexes, a hotel, and office buildings.

Sam’s Club plans to develop a new store at **6611 Garth Road**, with an estimated investment of **$22.1 million**. Most Sam’s Club locations average around **134,000 square feet**.

According to the *Houston Business Journal*, **Fidelis Realty Partners** is spearheading the development of San Jacinto Marketplace on the **103.8-acre site of the former San Jacinto Mall**, located at **Interstate 10 and Garth Road**. The original mall was demolished in 2022, and construction on the mixed-use project began in October of last year.

To support the project, **Fidelis Realty Partners** signed a **Chapter 380 agreement** with the city of Baytown, securing sales tax rebates of up to **$16.2 million**.
