### JLL Facilitates $12.35M Sale of Fully Leased Office Building in San Diego

JLL Capital Markets has successfully completed the $12.35-million sale of 8965 Balboa Avenue, a 27,761-square-foot office building in San Diego. This transaction is part of a series of recent owner/user office sales in Kearny Mesa, a centrally located and stable office submarket in the city.

The JLL team, led by Managing Directors Bob Prendergast and Lynn LaChapelle, alongside Associate Zac Saloff, represented the seller, Dollinger Properties. Cushman & Wakefield’s Mike Labelle and Bridget Gossett represented the buyer, Sharp HealthCare.

Situated between two of San Diego’s major north-south highways, Interstate 15 and State Route 163, 8965 Balboa Avenue offers convenient access to much of the county. The property is also adjacent to Montgomery Gibbs Executive Airport, a key hub for private and corporate aviation. Originally built in 1985, the building is fully leased to the County of San Diego, which has occupied the space since 2002.
