### Gateway Jax to Revamp Century-Old Ambassador Hotel

Development firm Gateway Jax, in partnership with The Indigo Road Hospitality Group, will restore the historic Ambassador Hotel in Downtown Jacksonville. Gateway Jax, which consists of DLP Capital and JWB Real Estate Capital, manages a private equity fund dedicated to revitalizing the downtown area.

The redevelopment will transform the 100-year-old landmark into a boutique hotel with a minimum of 100 rooms, featuring a restaurant, bar, conference space, and other modern amenities. The hotel will be part of Gateway Jax’s broader Pearl Square project, an extensive mixed-use development spanning eight blocks. Pearl Square will introduce 1,250 new residential units and approximately 200,000 square feet of grocery-anchored retail space, with ample outdoor dining options.

The first building in the Pearl Square development, located at 515 Pearl Street, broke ground in October 2024 and is set for completion in 2026. Additional projects within Pearl Square are scheduled to commence construction in 2025. Gateway Jax is expected to invest more than $2 billion into the overall development.
