### Gateway Jax to Revamp Century-Old Ambassador Hotel

Development firm Gateway Jax, in partnership with The Indigo Road Hospitality Group, is set to restore the historic Ambassador Hotel in Downtown Jacksonville. Gateway Jax, a collaboration between DLP Capital and JWB Real Estate Capital, oversees a private equity fund dedicated exclusively to downtown development.

The redevelopment plans for the 100-year-old hotel include transforming it into a boutique concept with at least 100 rooms. The project will feature a restaurant and bar, conference space, and various modern amenities. The Ambassador Hotel will also be integrated into Gateway Jax’s larger development initiative, Pearl Square. This eight-block, mixed-use project will include 1,250 new residential units and approximately 200,000 square feet of grocery-anchored retail space, complemented by outdoor dining options.

The first phase of Pearl Square, located at 515 Pearl Street, broke ground in October 2024 and is expected to be completed by 2026. Additional projects within Pearl Square will commence construction in 2025.

Gateway Jax anticipates investing over $2 billion in the Pearl Square development, marking a significant commitment to revitalizing Downtown Jacksonville.
