### 13th Floor and JSB to Develop 383-Unit Multifamily Project in Davie
A joint venture between **13th Floor Investments** and **JSB Capital Group** is set to break ground on *Parks at Davie*, a multifamily development in Broward County’s Town of Davie. The project will be located on the east side of Broward College’s Davie campus, at the northwest corner of Davie Road and Southwest 37th Street.
The development will feature **383 market-rate and workforce apartments** within a series of five-story buildings. Construction financing of **$67.5 million** was provided by **Santander Bank**, with work scheduled to begin later this month and completion expected in **2027**.
**Marble Capital** has contributed preferred equity for the project, while **Aztec Group’s Peter Mekras** led the team that assisted with capitalization efforts.
### Amenities and Design
Designed by **Corwil Architects**, *Parks at Davie* will offer a variety of apartment layouts, ranging from **studios to three-bedroom units**, with sizes between **568 and 1,415 square feet**. The community will feature:
– A **clubhouse** with a **resort-style pool**
– A **state-of-the-art fitness center**
– A **business center** with co-working areas
– Approximately **6,200 square feet of ground-floor retail space**
With construction kicking off soon, this development is poised to enhance the residential offerings in Davie while integrating modern amenities for future tenants.
