**Chicago SIOR Chapter Hosts Luncheon on Acquisition and Financing**

The Chicago Chapter of The Society of Industrial and Office Realtors (SIOR) recently held its Speaker Series Luncheon at The Glen Club in Glenview, Illinois.

Ryan Moen, SIOR, President of the SIOR Chicago Chapter, moderated a panel discussion on strategies for successful commercial real estate acquisitions and financing. The panel featured John Butler, Executive Managing Director of Acquisitions at Bradford Allen; Jack Brennan, Managing Principal at Brennan Investment Group; and Chris Terzich, a Relationship Banker at CIBC.

Key insights from the discussion highlighted the increasing selectivity required in today’s office market. Investors are now favoring Class A properties with strong weighted average lease terms over the once-popular value-add Class B assets.

The panel also addressed ongoing challenges in office financing, noting that many deals now require all-cash transactions due to limited bank financing availability. Alternative financing structures were discussed as a growing trend for office transactions.
