**Walker & Dunlop Secures $19.2M Loan for Chelmsford Industrial Development**
Walker & Dunlop has arranged a $19.2 million loan to support the construction of 270 Billerica, a Class-A industrial development located at 270 Billerica Road in Chelmsford, Massachusetts. The New York Capital Markets team at Walker & Dunlop, led by Aaron Appel, Keith Kurland, Jonathan Schwartz, Adam Schwartz, Michael Ianno, and Stanley Cayre, secured the financing on behalf of DH Property Holdings (DHPH). The loan was provided by Voya.
DHPH acquired the property in June 2023 and plans to demolish an existing 102,786-square-foot office building to make way for 91,606 square feet of modern industrial space. The 6.95-acre site will include 12 dock positions, one drive-in door, 181 parking spaces, 11 trailer positions, and a 32-foot clear height.
Strategically located within a mile of both I-495 and Route 3, the property is just 35 minutes from downtown Boston. It is reportedly the only Class-A industrial development in northern Massachusetts offering such strong transportation connectivity.
