### Expansive Charleston Mixed-Use Project Breaks Ground

Highland Resources has officially begun infrastructure work on **Magnolia Landing**, a planned mixed-use community along the Ashley River in Charleston. Spanning **192 acres**, the development will feature a combination of parks, marinas, residential and hospitality spaces, office buildings, retail shops, restaurants, waterfront docks, and a variety of entertainment options. With over a mile of river frontage, the community aims to offer a vibrant blend of living, working, and leisure spaces.

The first phase of Magnolia Landing includes two residential communities developed by **Woodfield Development**—a high-rise waterfront and a mid-rise project—adding **600 rental residences**. An additional **158 luxury townhomes** from a prominent national developer will also be introduced in this initial phase.

This phase will further incorporate a **waterfront office building** with **100,000 square feet** of Class-A office space, along with **75,000 square feet** of street-level retail, gourmet restaurants, and other commercial spaces. The development will also feature a **125-key hotel, a marina, and four restaurants** to enhance its waterfront appeal.

Magnolia Landing is on track to welcome its first residents in **2027**.
