### Expansive Charleston Mixed-Use Project Breaks Ground

Highland Resources has officially begun infrastructure work on Magnolia Landing, a highly anticipated mixed-use community along the Ashley River in Charleston. Spanning 192 acres, this development will feature a combination of parks, marinas, residential and hospitality spaces, office buildings, retail shops, restaurants, waterfront docks, and entertainment venues—all set against more than a mile of scenic river frontage.

The first phase of Magnolia Landing will introduce a high-rise waterfront residential community and a mid-rise community, both developed by Woodfield Development, offering a total of 600 rental residences. Additionally, a renowned national developer will deliver 158 luxury townhomes during this initial phase of development.

Further enhancing the area, the first phase will also include a 100,000-square-foot waterfront office building, alongside 75,000 square feet of street-level retail space, fine dining establishments, and other commercial spaces. A 125-key hotel, a marina, and four restaurants are also planned for this phase.

Magnolia Landing is expected to welcome its first residents in 2027.
