### Healthpeak Expands Alewife Portfolio with Latest Acquisition

Denver-based Healthpeak Properties Inc. has further expanded its presence in Cambridge, MA’s Alewife neighborhood, with plans for a future mixed-use development. The real estate investment trust (REIT) recently acquired the Cambridge Landscape warehouse at 100 Smith Place for $20 million, according to the *Boston Business Journal*.

Healthpeak has been steadily assembling properties in Alewife since the late 2010s and early 2020s, with redevelopment in mind. However, in 2022, Cambridge officials imposed a moratorium on certain construction projects in the area, citing concerns about an excessive influx of laboratory spaces. In 2023, the city introduced new zoning regulations aimed at balancing commercial and residential development.

Despite these zoning changes, Healthpeak has made limited progress on its redevelopment plans. Reports indicate that the company acquired only two properties in Cambridge between 2023 and 2024.
