### Becknell Industrial Breaks Ground on 160,000-Square-Foot Facility for ZM Sheet Metal

Developer Becknell Industrial has commenced construction on a new 160,000-square-foot industrial facility in Winchester, Virginia, for ZM Sheet Metal, a metal product manufacturer.

Colliers played a key role in facilitating the build-to-suit transaction, with a team led by Vice Chair John Lesinski and Executive Vice President Ben Luke negotiating the agreement on behalf of Becknell. “The expansion of ZM Sheet Metal in the Shenandoah Valley speaks to the growing demand for industrial space in the region,” said Lesinski.

Colliers sourced the land for Becknell and introduced it to ZM Sheet Metal through their broker, KLNB. Becknell then assigned the land contract to ZM Sheet Metal and structured an agreement to serve as the exclusive developer for the new facility.

The development will be located in Stonewall Industrial Park, where ZM Sheet Metal already operates an existing manufacturing facility. The new sheet metal manufacturing plant will be situated along McGhee Road. “We are grateful to work with ZM, Colliers, and KLNB to create a custom design-build solution to support ZM’s impressive growth,” said Derek Hawkins, Senior Vice President for Becknell.
