**MDH Partners Acquires Two Las Vegas Industrial Properties for $94 Million**

MDH Partners has acquired a portfolio of two industrial properties in Las Vegas from Link Logistics for $94 million. The properties, known as Sunrise Industrial Park One and Two, collectively span more than 509,000 square feet.

The larger of the two buildings, located at 3101 Marion Drive, encompasses over 271,600 square feet and was built in 1997. The second property, a 237,600-square-foot facility at 4601 E. Cheyenne Ave., was also constructed in the same year. According to Commercial Edge, both buildings are currently 78 percent leased to 10 tenants.

Available floorplans range from 20,000 square feet to 89,000 square feet, with Jerry Doty of Colliers International representing the new owner in leasing efforts.

The acquisition was led by MDH Partners’ James Hwang, while Newmark’s Bret Hardy and Andrew Briner represented Link Logistics in the transaction.

In 2024, MDH Partners expanded its industrial footprint significantly, acquiring more than 9 million square feet across multiple markets. Notably, near the end of the year, the company secured a portfolio of 12 buildings, with individual property sizes ranging from 140,300 to 1 million square feet.
