### Marcus & Millichap Facilitates $13.8M Sale of Midtown West Property

Marcus & Millichap has successfully arranged the sale of 640-644 Tenth Avenue, a 27-unit mixed-use property located in Manhattan’s Hell’s Kitchen neighborhood. The asset was sold for $13.8 million.

“The property benefits from an attractive tax Class 2B status and offers significant future upside through free-market tenancy,” said Christopher Dintrone of Marcus & Millichap. “Every deal presents its own challenges, and we procured a local New York City purchaser who was able to overcome them and facilitate a successful close.”

Dintrone, along with Joe Koicim and Logan Markley, investment specialists from Marcus & Millichap’s Manhattan office, represented the seller and secured the buyer, a private investor.

The property encompasses 17,932 square feet across three contiguous buildings, consisting of 24 apartments and three commercial spaces. Each building includes eight residential units and one retail space. The location offers convenient access to Hudson Yards, Times Square, and Midtown Manhattan.
