Construction is set to begin next month on The District, a 66-acre development located near I-35 and State Highway 45 Toll Road in Round Rock. This highly anticipated project will encompass nearly 4 million square feet of space, including 2 million square feet of office space, 150,000 square feet of retail space, multiple phases of apartments totaling approximately 1.4 million square feet and a hotel spanning over 300,000 square feet. With an estimated investment exceeding $500 million dollars and the potential to bring in up to5 ,000 jobs by its completion date in2039 , this project has been long-awaited.
According to the Austin Business Journal , it has taken six years for the original plans for The District to be approved. Now under the leadership of Mark IV Capital as developer,the groundbreaking ceremony scheduled for March will mark an important milestone towards making this vision a reality.
The first phase will focus on constructing infrastructure throughout the entire site with W.E O’Neil Construction serving as general contractor during this initial12 -month period.Afterwards,the developers plan on beginning construction on vertical elements which are expectedto be completed by early2027 .
