JLL Capital Markets recently facilitated the sale of the I-287 Multi-Tenant Light Industrial Portfolio in Valley Cottage, NY for $62.75 million. The three-building portfolio spans 261,950 square feet and is located within Rockland County’s bustling industrial market.
Representing the sellers were JLL’s Suburban Tri-State Capital Markets team on behalf of Lincoln Equities Group LLC and PCCP. Invesco Real Estate, a global real estate investment business with assets totaling $85 billion under management through its parent company Invesco Ltd., acquired the property.
The portfolio includes three properties: 616 Corporate Way (64,000 square feet), 618 Corporate Way (85,790 square feet), and 711 Executive Blvd. (112,160 square feet). These buildings were constructed between 1999 and 2008.
Featuring suites ranging from as small as2 ,720 to as large as42 ,075squarefeet,the buildings offer a mix of traditional warehouse space with up to30-foot clear ceiling heightsand shallow-bay light industrial space with20-foot clear heights.The portfolio is currently leased at an impressive rate of97%to17 tenants across various industries such as logistics,sales,and healthcare services.
