Newmark facilitated a recapitalization and new joint venture between Hines and CubeSmart for a 14-property self-storage portfolio located in the Dallas-Fort Worth Metroplex. Aaron Swerdlin and Andrew Warin of Newmark provided advisory services to Hines for the recapitalization.
This transaction, which took place in 2024, was one of the largest national self-storage portfolio deals of that year. It demonstrated the strength of the Dallas-Fort Worth market and further confirmed that high-quality storage assets are highly desirable across the United States.
The portfolio consists of over 9,700 units spanning more than 1.25 million net rentable square feet under CubeSmart Self Storage brand. These properties strategically capitalize on rapid population growth and growing local demand for reliable self-storage solutions in submarkets such as Arlington and Plano within Dallas-Fort Worth.
According to Newmark’s Q3 report on Self-Storage from 2024, Dallas ranks third among cities with projected population growth rates nationwide.
