"30-Day Sales Success: Hanley Duo's Three Dutch Bros Coffee Arrangements"

Hanley Investment Group Real Estate Advisors successfully facilitated the sale of three newly constructed, single-tenant properties featuring a 950-square-foot Dutch Bros Coffee drive-thru format. The properties were sold to three separate private buyers within just 30 days for a total of $8.08 million. Each property comes with a new 15-year initial absolute triple-net lease term.

In the first transaction, Hanley’s EVPs Bill Asher and Jeff Lefko acted as representatives for both the seller and developer, Evergreen Development, in selling a new Dutch Bros ground lease located at 14521 Ramona Blvd in Baldwin Park for $3.32 million. The buyer was represented by Brian Melkesian from Lee & Associates in Ontario.

The second transaction involved Asher and Lefko representing Evergreen Development once again in selling another new Dutch Bros ground lease at 23140 Hemlock Ave in Moreno Valley for $2.61 million to a Los Angeles-based private investor who was represented by Ashley Berglund from Granite Capital Group.

Lastly, Hanley’s duo also assisted with the sale of yet another new Dutch Bros ground lease located at 526 Nestles Rd in Soledad on behalf of local private investment firm developers to an investor based out Northern Los Angeles County who was represented by Maxi Case from Century21 Doug Anderson based out Lancaster.
