The Center for Elders’ Independence (CEI) has recently signed a lease for approximately 23,000 square feet at Broadway Medical Plaza in Oakland’s Pill Hill area. The lease transaction was facilitated by Sid P. Ewing of Colliers on behalf of Meridian, the owner and developer of the medical office conversion project. CEI was represented by Douglas Hubert and Steve Polito from Sabre Real Estate Group.
Broadway Medical Plaza is located at 3901 Broadway and used to be an assembly hall before being acquired by Meridian in 2022. The site is strategically situated near major medical campuses such as UCSF Benioff Children’s Hospital, Sutter Health, and Kaiser facilities. With a land area of 1.25 acres, Meridian plans to convert it into a state-of-the-art medical facility spanning over 60,000 square feet along with a new parking structure.
According to Mike Conn, CEO of Meridian: “As soon as we toured this building [Broadway Medical Plaza], we knew it had great potential for repurposing into medical space.” He further added that the property has excellent zoning regulations and existing infrastructure that can accommodate an ambulatory surgery center while also providing ample space for constructing a new parking garage with up to 220 stalls capacity.
Construction work on the shell building has already been completed while preparations are underway for CEI’s buildout process at their sixth Bay Area location within this newly converted facility.
