Sage Investment Group has announced plans to transform the Dallas Homewood Suites by Hilton, located at 2747 N. Stemmons Fwy., into workforce apartments. Originally built in 1997, the hotel features 137 guest rooms, four meeting rooms, and a total of 2,364 square feet of event space.
The company estimates that the renovation will cost $1.56 million and take between six to twelve months before leasing can begin. The newly renovated units will offer modern finishes and full kitchens for residents’ convenience. Additionally, amenities such as internet access, cable TV services are included in rent prices along with dog parks and even indoor pickleball courts.
Construction is set to commence in January with an expected completion date of August this year under the supervision of Houston-based Element Architects who have been tasked with overseeing design aspects for this project. The renovation budget does not include any architectural work; all construction activities will be limited only within the clubhouse area.
Sage specializes in acquiring properties situated within high-growth markets which they then convert into apartment complexes offering affordable housing options for local workers.
