A new development is in the works at the northern entrance of downtown Bryan by OFL Group. The project will be completed in multiple phases, with construction for phase one beginning in 2025 and expected to finish by 2027. This initial phase will feature a five-story hotel with 130 upscale rooms, modern meeting spaces, and a parking structure that can accommodate up to 340 vehicles.
Phase two is set to wrap up by 2029 and will introduce a six-story building that combines residential units with commercial space. Underground parking for approximately 400 cars will also be included.
The final stage of development is projected to include another six-story building featuring condominiums and office space.
To support this ambitious project, the city has agreed to assist with necessary infrastructure improvements such as street closures and conveyances. Additionally, they have committed financial incentives through grants and rebates on hotel occupancy taxes contingent upon OFL’s adherence to specific timelines for construction completion as well as property value assessments.
