Cabot Properties has recently acquired the IE 4-Pack portfolio, consisting of four top-of-the-line industrial properties in the Ontario, Fontana and San Bernardino areas of the Inland Empire. The purchase price for this 669,057-square-foot portfolio was $202.1 million and it was sold by a private institutional seller.
The West Industrial Capital Markets Team at Colliers played a key role in this transaction. Led by vice chair Michael Kendall along with SVP Gian Bruno, VP Kenny Patricia and associate Kylie Jones, they partnered with vice chairs Thomas Taylor and Steve Bellitti as well as EVP Joey Jones to market the property and oversee both its disposition and acquisition process.
According to Kendall: “This deal perfectly exemplifies what’s happening in Southern California’s fast-paced investment market right now. It showcases two highly active institutional investors – Cabot Properties being one of them – who were able to come together for a mutually beneficial outcome.”
Two of these properties are located in Ontario: 1670 Champagne Ave., which spans over 263,670 square feet; as well as 1651 S Carlos Ave., which covers an area of approximately147,484 square feet.The other two assets included within this portfolio are situated at different locations such as Fontana (10917 Cherry Ave.)and San Bernardino (750 S Valley View Ave.).
