"Change of Ownership for Net-Leased Starbucks in Third Lake"

Marcus & Millichap recently facilitated the sale of a net-leased Starbucks property in Third Lake, Illinois for $2,487,804. The buyer was 12947 Woodbridge Street LLC, a private investor represented by Damien Yoder and Madison Harman from The Yoder-Harman Group at Marcus & Millichap’s Indianapolis office. Steven Weinstock also assisted in closing the transaction as Broker of Record in Illinois.

According to Damien Yoder, first vice president of investments at Marcus & Millichap: “Quick-service restaurants are highly sought after assets among our investors within the net leased space.” He also noted that corporate tenants with strong balance sheets located at high visibility and high traffic locations are major drivers for this type of investment asset. These types of properties offer landlord-friendly leases with strong rental increases which act as an inflation hedge and continue to drive demand.

The Starbucks property is situated on 1.09 acres at 34354 US-45 in Third Lake and was built in 2024 featuring the tenant’s latest building prototype along with a high-capacity drive-through lane.
