Construction on 23Springs, a mixed-use development in Uptown Dallas, has reached its highest point thanks to the efforts of Granite Properties and joint venture partner Highwoods Properties. The impressive project spans over 642,000 square feet and includes a towering 26-story office building. Anticipated completion is set for March of 2025 with Bank OZK providing $265 million in construction financing.
Located at the intersection of Maple Avenue and Cedar Springs Road, this complex known as “2323 Cedar Springs Road” also features two restaurant buildings totaling approximately 16,000 square feet along with a half-acre park. Currently at about sixty percent occupancy rate are the office tower spanning over an area of more than six hundred thousand square feet as well as the restaurants.
According to Commercial Edge reports, major tenants such as law firm Sidley Austin and Deloitte have already secured their spots within this development while other potential occupants include Wish You Were Here Group’s Élephante restaurant and Little Ruby’s Café along with Savills leasing ten thousand square feet on the fourteenth floor. These dining options are expected to open by fall of twenty-twenty-five; Élephante will be housed in a two-story building facing Maple Avenue while Little Ruby’s Café will occupy one story facing towards beautiful views from within Twenty-Three Springs Park.
