"Ownership of Ft. Myers Industrial Park, Spanning 818K Square Feet, Transfers"

A joint venture between Glenstar Logistics and Columnar Investments recently sold Tri-County 75, a 72-acre industrial park in Fort Myers. The four-building campus, completed in October of 2023, spans over 818,000 square feet and is currently at a high occupancy rate of 95%. CBRE was responsible for facilitating the sale.

According to ConnectCRE’s report in early 2022, Square Mile Capital Management provided a $97.5 million loan to Glenstar and Columnar Holdings for the development of this project.

The industrial park features rear load and cross-dock facilities ranging from sizes of76,210 to404050 square feet. These buildings were constructed using concrete tilt-up methods with clear heights between32and36feet. Additionally,the site offers ample amenities such as142 trailer parking spots,largetruck courts,and easy access to major highways.

Some notable tenants at Tri-County75 include Ferguson Enterprises,Mechanical One,NB Handy,and Coldest.Additionally,a Fortune500 company specializingin third-party logistics has also leased space within the park.

Ware Malcomb served as the project architect while DeLisi Fitzgerald handled civil engineering dutiesforTri-County75.
