Baytown Distribution Center: IKEA's 1M-SF Unloading

In Baytown, near Houston, IKEA has sold off a distribution center spanning almost 1 million square feet. The buyer of this property was MCH.

The property consists of two Class A buildings constructed in 2017 and is currently fully occupied by IKEA. It is situated within Cedar Port Industrial Park, the largest industrial park in the United States with rail and barge services. This massive campus spans over 15,000 acres and boasts top-notch infrastructure and utilities. Other prominent companies such as Walmart, GE, DHL,and The Home Depot are also located within this park.

Located at 4762 and 4830 Borusan Rd in Baytown’s Southeast Houston industrial submarket,the property offers easy access to regional connectivity through Barbour’s Cut Container Terminal which provides access to the Port of Houston just fifteen minutes away.

To boost sales volume,IKEA recently reduced its prices,resulting in a decline in revenue numbers.This prompted them to sell off their Baytown distribution center which was reported on Connect CRE.
