Demolished Baytown Mall Reborn as Mixed-Use Project

Fidelis Realty Partners has recently begun construction on a new project to revitalize the former San Jacinto Mall, which was demolished two years ago. The development, known as the San Jacinto Marketplace, will span 105 acres and be located at the intersection of Interstate 10 and Garth Road. It will feature a 550,000-square-foot shopping center with ample green space, as well as ten anchor tenants that will occupy 75% of all retail space. Additionally, there will be restaurants, multi-tenant buildings and pad sites included in this mixed-use development. Plans also include one or two three-story apartment complexes for residential living options.

The first phase of this project is set to be completed by December 2026 and includes all retail spaces and restaurants. Details for the second phase are still being finalized but are expected to include multifamily units along with a hotel and office buildings.

To make this project possible, Fidelis Realty Partners acquired seven different properties from various owners over a period of seven years between 2016-2022.

According to reports from Houston Business Journal , Fidelis is currently negotiating leases with ten potential anchor tenants for their new location at San Jacinto Marketplace. They anticipate finalizing these agreements by the end of this year.

Overall,this redevelopment effort aims to bring back life into Baytown’s once-demolished mall through an innovative mixed-use concept that combines commercial spaces with residential living options.
