"Transforming Dalfen Manor Racetrack into an Industrial Space"

The former Manor Downs horse track, which has been inactive for over 15 years, is set to be transformed into a bustling industrial site by Dallas-based developer Dalfen Industrial. The company plans to develop over one million square feet of industrial space on the 146-acre property.

The project will consist of six buildings ranging in size from 84,000 to 500,000 square feet and will also include a community area with an amphitheater that will be developed by the city of Manor. This new development is expected to bring economic growth and job opportunities to the area.

According to reports from the Austin Business Journal, Dalfen Industrial has reached an agreement with the city of Manor that includes tax abatements and other incentives such as expediting permit reviews. This partnership aims at facilitating a smooth development process for both parties involved.

Dalfen Industrial has previously completed successful projects in Texas including Airport Logistics Center in Del Valle where Four Hands LLC recently leased over half a million square feet. Leasing at this new industrial park will be handled by JLL’s Ace Schlameus and Kyle McCulloch.

Overall, this redevelopment project promises significant benefits for both Dalfen Industrial and the city of Manor as it brings new life back into an unused property while creating valuable commercial space for businesses looking to expand or relocate.
