Triten Real Estate Partners has recently completed the acquisition of Central Texas Logistics Center, a collection of seven industrial buildings totaling 485,885 square feet in San Marcos, Texas. The seller was Peak Rock Capital.
The portfolio, which was constructed between 2008 and 2022, features an average suite size of 27,595 square feet. According to Commercial Edge data, all units are currently occupied by a mix of national and regional tenants such as Lowe’s Pro Supply and Builders Alliance.
Located at 1551 and 1600 Clovis R. Barker Road within the thriving Texas Innovation Corridor region, Central Texas Logistics Center spans across approximately 46 acres. It is situated roughly about a half-hour drive from downtown Austin to the northeast and downtown San Antonio to the southwest respectively; it also boasts convenient access to Interstate-35 just two miles away.
In recent years since its establishment in early-2021 up until now,Triten has successfully acquired or developed nearly fifty supply chain properties spanning over five hundred acres with an estimated market value exceeding $450 million dollars collectively; additionally,the company has also purchased or built more than three million square feet worth traditional industrial space during this time frame as well.

This portfolio comprises units ranging from around twenty-seven thousand six-hundred (27K) sq.ft.to almost thirty-thousand (30K) sq.ft.,built between two-thousand eight(2008)and twenty-twenty-two(2022).Commercial Edge’s report confirms full occupancy with fifteen(national/regional)Lowe’s Pro Supply,Builders Alliance,and West Shore Home being some notable names among others who have leased these spaces for their operations here on-site at one-fifty-five-one(1551)and sixteen-hundred(1600)Clovis R.Barker Road,located in the Texas Innovation Corridor.This forty-six-acre property is about thirty-six miles from downtown Austin and almost forty-seven miles away from San Antonio’s central business district(CBD),with easy access to Interstate-35 just two miles away.
Triten has been actively expanding its supply chain properties portfolio since early 2021,having acquired or developed close to fifty properties spread over five hundred acres with an estimated market value of more than four-hundred-fifty million dollars.Additionally,the company has also purchased or built traditional industrial spaces totaling over three million square feet during this period.
