The University of Texas/San Antonio has announced its plans to purchase One Riverwalk Place, an 18-story office tower located in downtown San Antonio. The building was originally constructed in 1981 and was previously occupied by USAA. However, since USAA vacated the property in 2022, it has experienced issues with occupancy.
One Riverwalk Place is currently owned by local real estate firm Affinius Capital and Houston-based Patrinely. Along with the neighboring building at 300 Convent Street, it will soon be under UTSA’s ownership.
According to UTSA President Taylor Eighmy, acquiring One Riverwalk Place aligns with the university’s goals of expanding its presence downtown and fostering collaboration and community engagement within San Antonio. He also believes that this acquisition will provide students with valuable skills for their future success.
Once the acquisition is finalized, UTSA plans to utilize One Riverwalk Place as a space for academic departments and support staff. There may also be opportunities for retail on the ground floor of the building. Initial move-ins are expected to take place during summer 2025.
