S2 Capital has recently acquired The Place at Saddle Creek, a two-story multifamily property with 238 units in Carrollton. The company plans to rebrand the property as Brookbend.
According to Ryan Everett of S2, their ability to take on the existing fixed-rate Freddie Mac loan with low leverage will result in immediate cash flow for the property. They are excited about implementing an extensive renovation plan that will add value and improve residents’ overall experience while also increasing rental income.
The community is located at 3420 Country Square Dr and offers amenities such as two private pools, outdoor grilling stations, a renovated fitness center, tennis and pickleball courts, a business center, dog park and Amazon lockers.
As part of their renovation plan for Brookbend Apartments , S2 intends to upgrade unit interiors with new granite countertops and kitchen hardware along with updated bathroom fixtures. They also have plans for improving the building’s exterior as well as enhancing common areas like the leasing office, gym and pool area.
