Giarratana Plans for 17-Story Nashville Mixed-Use Tower

Giarratana is considering constructing a 17-story mixed-use tower on Nashville’s prominent “Rock Block.” The proposed tower would be located at 2200-2204 Elliston Place, replacing the current building that houses Corner Bar.

The development plans include a total of 356 apartment units, ground-level retail and restaurant space, as well as a five-story parking garage on an adjacent lot.

Cooke/Wilson Properties currently owns the properties where Giarratana’s tower will be built. According to public records, Cooke acquired the Corner Bar site for $1.59 million in 1996 and purchased the neighboring site at 209 22nd Ave N. for $8.3 million in2024 with intentions to use it for a parking garage.

According to reports from Nashville Business Journal , Cooke has entered into a ground lease agreement with Giarratana for these Midtown properties. As one of Tennessee’s top developers with extensive experience in downtown condos and apartments construction, Giarratana is also working on his largest project yet -a towering condominium and apartment complex near YMCA which will become Tennessee’s tallest building upon completion.
