Bridgeview Real Estate, a company that sponsors and develops Delaware statutory trusts, has initiated a $27.2 million offering for student housing projects at Texas Christian University and the University of Texas at Arlington.
Known as the BV Student Housing Texas Portfolio DST, this offering includes two properties: Liberty Lofts located at 3517 S. University Dr. in Fort Worth with 55 units currently leased to TCU, and Midtown Urban situated at 1121 UTA Blvd. in Arlington with 70 units that are already occupied by students.
This recently launched DST is an equity raise under Regulation D specifically targeted towards accredited investors who are looking to defer capital gains taxes through methods such as a 1031 Exchange. For those interested in participating through a 1031 Exchange, the minimum investment required is $100,000 or direct cash placement of $50,000. So far,Bridgeview has successfully raised30% of the total amount being offered.
