1000 Units Approved in River Rapids

ROVR Development has received approval from the Miami Urban Development Review Board for their proposal to construct a multifamily community consisting of 1,000 units in the River Rapids neighborhood. The company acquired a six-acre site, previously used as a self-storage facility, for $23.5 million. Construction is expected to begin in Q3 of 2025.

This project adds to ROVR’s existing development portfolio which includes 593 units currently under construction nearby and represents an investment of $750 million. Anillo Toledo Lopez will serve as the architect for this project.

The plan includes two buildings with twelve stories each (330 units per building) and one fifteen-story building with 340 units. The apartments will range from 520 to 1,250 square feet in size.

Residents can look forward to amenities such as a swimming pool, gym, business center and club room within the complex along with convenient parking options provided by a seven-story parking garage offering over thirteen hundred spaces.

Conveniently located at Delaware Parkway between addresses1701-1851,the development site is just steps away from Miami River while Palmer Lake and Grapeland Water Park are less than two miles away.The bustling Downtown Miami areaandMiami International Airportare also easily accessible within five milesof this upcoming community.
