Hanley Investment Group Real Estate Advisors, a leading brokerage and advisory firm specializing in retail property sales, recently facilitated the sale of a prime investment property in Omaha, Nebraska. The new single-tenant triple-net-leased property is occupied by Topgolf and marks their first location in the state. The transaction closed at $7.67 million.
Executive Vice Presidents Jeff Lefko and Bill Asher of Hanley represented the seller and developer – a private investor based in Omaha – while Ashish Wadhwani from Wadhwani Holdings of Richmond, Texas represented the buyer – also a private investor based in Houston’s metro area. “We successfully secured an all-cash 1031 exchange buyer within 21 days to meet their timing requirements,” said Lefko.
The Topgolf facility is situated at 908 N. 102nd Street near other popular establishments such as Chipotle Mexican Grill Drive-Thru, X-Golf, and an upcoming nine-acre Class A mixed-use development project. Built-in 2020 on over ten acres of land, this impressive building spans over 24 thousand square feet.
