Prado Group Expands SF Medical Center Redevelopment Scope

In 2022, the Prado Group acquired the former California Pacific Medical Center (CPMC) campus in San Francisco for $50 million. They are now reevaluating the redevelopment plans created by a previous team. According to a report from The San Francisco Chronicle, Prado is seeking approval from the city to add a separate senior living project with 232 units to their plan.

The original proposal aimed to transform the vacant CPMC campus into 273 new homes spread across multiple buildings. However, Prado’s revised plan would increase this number to 320 homes and include an additional 15 townhomes. Despite this expansion of residential units, there will be a decrease in overall square footage from approximately 434,000 square feet to about355,000 square feet.

During a community meeting held last Tuesday, President and CEO of Prado Dan Safier stated that there were rumors surrounding why the previous project did not move forward. He clarified that it was due to feasibility issues within its current state and economic conditions.

Safier also mentioned that his team has been working on redesigning for almost one year now and hopes for approval by September or October after going through public processes with Planning Commission hearings.

If approved as planned by September or October following public review process before Planning Commission hearings begin sometime next year at earliest; groundbreaking could occur sometime between late-2026/early-2027 timeframe according sources familiar with matter.
