"Gelt Pays $68 Million on 252-Unit Denver Apartment Project"

Gelt Venture Partners (GVP) recently acquired Allure Apartments for $68.25 million, adding to their growing portfolio of properties in the Denver region. The 252-unit apartment complex, located at 1300 S. Willow Street, was purchased at a favorable price and financed with long-term fixed-rate debt according to GVP’s Damian Langere.

Sares Regis Group was the seller in this transaction, which was facilitated by Jordan Robbins of JLL representing both parties involved.

Built in 2002 and renovated in 2023 on a sprawling 14-acre lot with ample parking space for its residents (517 spots), Allure Apartments boasts twelve two- and three-story buildings offering spacious one- and two-bedroom units averaging around 1,010 square feet each. On-site amenities include a fully equipped fitness center open round-the-clock, heated pool perfect for year-round use regardless of weather conditions outside; balconies or patios attached to every unit providing stunning views; private detached garages available upon request; parcel package lockers ensuring safe delivery of packages even when residents are not home; business center ideal for remote work or studying purposes; coffee bar serving up freshly brewed beverages daily as well as resident clubhouse where neighbors can gather together socially.
