Former Alcoa Facility Site for Power Plant

A 31,000-acre site in Rockdale, previously occupied by an aluminum smelting plant for several decades, has been acquired by Xebec Holdings. The company has announced plans to develop a 1,200-megawatt natural gas power plant on the property that can provide electricity for approximately 800,000 homes. Located in Milam and Lee counties and situated just east of Taylor where Samsung Electronics Co. Ltd is constructing a chip factory worth billions of dollars.

In early 2021,Xebec Holdings purchased the land from Alcoa Corp at a price of $240 million. As part of their agreement with Sandow Lakes Energy,the company will construct the power plant on selected areas within Lee County’s portion of the property.Construction is set to commence next year with operations expected to begin in 2028.Siemens will be responsible for supplying turbines.

According to reports from Austin Business Journal,Xebec’s development plan includes up to three dozen buildings measuring up to1.25 million square feet each.The entire site could potentially accommodate between30-50million square feetof logistics space supported by rail and road infrastructure.This information was first reported on Connect CRE.
