Denver Duo Plans Office to Housing Conversion

Denver investors are familiar with the concept of adaptive reuse, as the city has seen numerous conversions from one use to another. The Central Business District is now home to Denver’s latest office conversion project.

Revesco Properties and Davis Partnership Architects have joined forces to transform a 16-story office building at 475 17th St. into approximately 210 affordable and market-rate apartment units. According to reports from the Denver Business Journal, two-thirds of these units will be reserved for tenants earning below or equal to 80% of the area’s median income, while the remaining third will be available at market rates. The plans include a variety of unit sizes such as studios, one-bedroom, two-bedroom and three-bedroom options; however there is currently no onsite parking available but they hope to address this in future.

In addition to residential units, retail space on the first floor and amenities like fitness facilities and coworking spaces are also part of their vision for this project.

Construction is expected begin in July 2025 with an estimated completion date set for July 2027.
