Marcus & Millichap has successfully facilitated the sale of 7-Eleven Fountain Inn, a net-leased property in South Carolina. The transaction was completed within an impressive 45 days and qualified for 80 percent bonus depreciation. The final sale price amounted to $7,333,685.

The buyer was represented by senior managing directors Austin Weisenbeck and Sean Sharko, along with senior associate Timothy Nichols from the firm’s Chicago Oak Brook office. Regional manager and broker of record for South Carolina Benjamin Yelm also played a key role in securing this deal.

Strategically located at 910 McCarter Road near Interstate 385, this newly constructed property is situated in the highly sought-after Greenville industrial corridor. With over 12.3 million square feet of industrial buildings within a five-mile radius, this area is experiencing rapid growth and development. The property boasts a new triple-net lease with corporate guarantee and no landlord responsibilities along with rental increases every five years.

This recent transaction marks another successful deal closed by Marcus & Millichap as they continue to be leaders in commercial real estate brokerage services nationwide.
