Venture One Acquires Chicago-Area Industrial Portfolio for $50 Million

Venture One Real Estate, a private equity fund manager specializing in real estate investments, has acquired a 785,181 square foot industrial portfolio located in St. Charles, Illinois through its acquisition fund VK Industrial VI, LP.

The sale-leaseback transaction was facilitated by Cushman & Wakefield’s team of Mike Tenteris, Jim Carpenter, Adam Tyler Scott Goldman and David Friedland who represented the seller RR Donnelley.

The portfolio consists of two buildings: 609 S. Kirk Road and 1750 Wallace Avenue. The former is a precast building with 504152 square feet of space built in 1988 featuring high ceilings (30′), ESFR sprinkler system and multiple docks (45) as well as drive-in doors (3). The latter was constructed in1990 with an area spanning over281029 sq ft boasting clear heights ranging from21′ to31′, exterior docks(15)and one drive-in door.

Based out of Chicago,Venture One manages various value-add investment funds that focus on acquiring industrial properties throughout the Chicago MSA and Northeast Industrial Region.

This recent purchase marks another successful venture for Venture One Real Estate as it continues to expand its presence within the commercial real estate market.
