The commercial real estate market is currently experiencing a significant amount of capital waiting to be deployed. According to recent estimates, there is approximately $200 billion ready for investment in CRE assets. However, this number only scratches the surface as it does not account for private capital, which historically makes up 40-45% of total real estate investments.

John Chang, Senior Vice President and National Director of Research and Advisory Services at Marcus & Millichap, explains that when factoring in private investors and leveraging their investments with a loan-to-value ratio of 60%, this brings sidelined capital to around $300 billion or potentially even higher at $750 billion in commercial real estate sales volume.

So why isn’t all this money being used to purchase properties? One reason could be due to an “expectation gap” among sellers who are still adjusting their pricing expectations from previous years. Additionally, many property owners may not have enough motivation or reason to sell their assets.

On the other hand, buyers also seem hesitant as they believe prices are too high and cap rates are too low. However according to Chang’s perspective as an expert in commercial real estate investing , these concerns should not hold back potential buyers from making deals if they understand how value can be created through strategic investments despite current market conditions.

Chang emphasizes that creating value is crucial for successful investing in commercial real estate . Those who can identify opportunities for growth within a property will ultimately see success while those who remain reluctant may miss out on valuable opportunities presented by today’s market trends.
