Marcus & Millichap successfully completed the sale of a newly constructed net-leased property in Somers, Wisconsin for $2.35 million. The 2,361-square-foot asset was marketed by Nicholas Kanich, a first vice president of investments and Director of the Net Lease Properties Group at Marcus & Millichap’s downtown Chicago office on behalf of the seller – a development group from Wisconsin. Todd Lindblom, who serves as Wisconsin Broker of Record also played an important role in finalizing this transaction.
According to Kanich, this property received multiple offers within just a few weeks due to its brand new construction (completed in 2023), long-term lease agreement with leading QSR tenant Chipotle and prime retail location. Through our efforts we were able to identify and secure direct purchaser from Minnesota who utilized proceeds from their 1031 exchange for acquiring this valuable asset.
The Chipotle restaurant is situated at 3671 Market Lane as an outparcel adjacent to Walmart Supercenter providing visibility to over 55,700 vehicles per day.
