$77M, 1.2M SF Distribution Center Coming to Port Town: Future Site Revealed

Provident Realty Advisors is on track to deliver Port 99, a 1.28 million square foot, class-A distribution center located in Baytown by Q2 2024. Featuring two buildings with 271 dock-high doors and 6 grade-level doors as well as expansive trailer and auto parking spaces, the development includes one building over 1 million square feet and another 255,000 square feet. Ware Malcomb is the designer of this project.

The Port of Houston recorded its busiest year in 2022 due to economic recovery from pandemic conditions coupled with international shippers seeking an alternative to West Coast port congestion. Growth was also consistent at Bayport and Barbours Cut container terminals which are situated approximately 25 minutes south of Port 99 location. According to Provident’s Leon Backes “The Texas Triangle connecting Houston, Austin Dallas–Fort Worth & San Antonio serves over 110 million Americans making it one of country’s fastest growing areas.” Lee & Associates Justin Tunnell leads leasing for this $77M development project .
