**$60M White Oak Industrial Project Teed Up in Garner**
Longleaf Industrial is set to break ground on White Oak Industrial, a two-building, 386,000-square-foot industrial development in Garner, North Carolina. The project, spearheaded by former NHL player Tim Brent, carries an estimated cost of $60 million.
According to the Triangle Business Journal, Longleaf acquired a vacant parcel within the Greenfield North Industrial Park—located just off Interstate 40—for $9.9 million. Construction on the 36-acre site is scheduled to begin next month, with the project slated for completion by the end of 2026.
The first of the two buildings will offer 216,164 square feet of industrial space and feature four primary entrances. The second building will span 170,100 square feet and also include four main access points. Construction of the second building will be deferred until leasing momentum is achieved on the first.
Designed as speculative buildings, both facilities aim to accommodate a range of tenants, from distribution and logistics firms to advanced manufacturing operations.
Brent noted that the project is financed through a combination of a construction loan and a capital partner.
