**580-Unit Self-Storage Portfolio in Topeka Changes Ownership**
Marcus & Millichap has successfully arranged the sale of a two-property self-storage portfolio comprising 580 units in Topeka, Kansas.
“This acquisition expands the buyer’s existing footprint in Kansas and adds two performing, stable assets to their portfolio,” said Sean Delaney, senior managing director of investments at Marcus & Millichap. “The buyer has engaged KO Storage to manage the entire portfolio moving forward.”
Delaney, an investment specialist based in Marcus & Millichap’s Chicago Oak Brook office, worked in collaboration with Colby Haugness, the firm’s Kansas broker of record. The team had the exclusive listing to market the properties on behalf of a Utah-based seller and successfully secured a Pennsylvania-based buyer.
The portfolio includes two facilities located approximately five miles apart at 3200 S. Kansas Avenue and 235 S.W. Gage Boulevard. Together, the properties total 67,721 rentable square feet and feature 580 units. The facilities are currently 84% occupied and offer a mix of climate-controlled and non-climate-controlled storage units, outdoor parking spaces, and portable units.
