Diversified Partners has unveiled plans for Williams Station, a new entertainment-focused mixed-use development to be located at the northeast corner of Loop 202 and Dobbins Road in Laveen, Arizona.

The $50 million project will include a variety of retail, dining, and entertainment options. The complex’s anchor tenant, The Rush Funplex, will feature attractions such as bowling, go-karts, laser tag, and arcade games, promising a family-friendly destination for the region.

Additional tenants already confirmed for Williams Station include a drive-thru café, a national burger chain, a veterinary clinic, a car wash, an automotive service center, a fuel station with convenience store, and a home improvement retailer. More tenants are expected to be announced in the coming months.

Williams Station is anticipated to generate between 150 and 200 new jobs for the area across its numerous retail, dining, and entertainment outlets.

The project is being designed by RKAA Architects. Leasing is being managed by the Diversified Partners team of Austin Payne, Matt Pergola, and Brandon Vasquez.

Groundbreaking is slated for the third quarter of 2026, with tenant openings projected to begin in the first quarter of 2027.
