Constellation Real Estate Partners is set to commence construction on a 374,000-square-foot speculative industrial building in Charlotte. According to the Charlotte Business Journal, the company recently acquired a 41-acre parcel for $11.8 million and expects completion by August 2025.
The state-of-the-art facility will boast rear-load access with minimum clear heights of 36 feet, bay spacing of up to 65 feet, and truck courts spanning over 185 feet with trailer parking available. The property will also offer ample parking space for tenants with up to 310 spots as well as an additional option for trailer stalls. This versatile space can accommodate tenants ranging from those needing just under half of the building’s square footage (100,000 square feet) all the way up to full occupancy.
Project partners ARCO Design/Build and OneFourTwo Design Group are collaborating on this development while Avison Young’s team consisting of Henry Lobb, Abby Rights and Garrott Braswell will handle leasing responsibilities alongside Chris Skibinski who will provide capital markets advisory services.
Located on Continental Boulevard just two miles away from interstates I-485 and I-77 respectively; downtown Charlotte is approximately an eleven-mile drive while Charlotte Douglas International Airport sits roughly seven miles away making it easily accessible for business operations or distribution purposes.
This announcement marks yet another milestone in Constellation Real Estate Partner’s ongoing expansion efforts within North Carolina which has seen them acquire several properties across various cities including Raleigh-Durham earlier this year alone.
