**$3 Billion Master-Planned Community Approved in Terrell, Texas**

The Terrell City Council has officially approved Terra Nova, a $3 billion master-planned community to be developed by Main Square Development. Spanning 1,545 acres near FM 245 and Griffith Road — approximately 30 miles east of Dallas — the ambitious project sets the foundation for expansive residential and mixed-use development in Kaufman County.

Terra Nova is set to feature 3,600 single-family homes, 1,200 multi-family units, and a 48-acre mixed-use district known as Terra Nova Village. The development will also include more than 200,000 square feet of retail, restaurant, and office space, all centered around a vibrant main square. The project will be developed over 15 phases across approximately 20 years, with the total buildout value projected to exceed $3 billion.

Main Square Development assembled 11 separate properties to bring the vision for Terra Nova to life and successfully navigated the project from concept to full zoning approval in under a year.

With the recent approval in hand, infrastructure and site development are slated to begin immediately.

Terrell, home to over 21,000 residents, sits within Kaufman County — one of the fastest-growing counties in the United States. According to recent Census Bureau data, Kaufman County recorded the second-highest percentage of population growth nationwide between 2023 and 2024.

The Terra Nova project is poised to significantly contribute to the ongoing residential and economic growth occurring throughout the region.
